The Ransmeier & Spellman Real Estate, Banking and Municipal Law Group has extensive experience in representing banks, businesses, municipalities and individuals with respect to real estate, banking and land use matters. Services provided include:

BANKING:

  • counsel for various commercial loan transactions, including preparing loan documents and conducting closings for term loans, revolving credit asset based loans, real estate construction loans
  • counsel for various commercial loan workout matters, including foreclosure proceedings
  • general counsel with respect to commercial, corporate, and regulatory law pertaining to the banking industry
  • representation regarding creditor's rights in bankruptcy proceedings and insolvency matters

REAL ESTATE and CONSERVATION:

  • counsel in all aspects of residential and commercial transactions, representation including negotiating and preparing purchase and sale agreements, conveyance and loan documents and leases and conducting closings
  • negotiating and drafting easements for businesses, individuals and public utility companies
  • negotiating and drafting conservation and land use agreements and easements

MUNICIPAL LAW:

  • representation of businesses and individuals before municipal zoning boards of adjustment and planning boards
  • representation of municipalities with respect to land use and local government law
  • litigation concerning municipal real estate taxation

The Real Estate, Banking and Municipal Law Group has six attorneys, five of whom are shareholders and directors of the Firm, who devote all or substantial portions of their practice to real estate, banking or municipal law matters:

JOHN C. RANSMEIER. John has been practicing law in New Hampshire since 1968 and is one of the founding members of Ransmeier & Spellman. He has an LL.M. in Taxation. John serves as general counsel to a local New Hampshire bank and concentrates his practice in banking, corporate law and estate planning.

THOMAS N. MASLAND. Tom has been practicing law in New Hampshire since 1978 and joined Ransmeier & Spellman in 1992. Tom is active in many area conservation organizations, including The Nature Conservancy and The Society for the Protection of New Hampshire Forests. He is a frequent lecturer on estate planning techniques for protecting family real estate holdings and on conservation law.

GARRY R. LANE. Garry has been practicing in New Hampshire since 1986. From 1980 to 1986, he practiced in Connecticut and in the federal courts in New York and other states. Garry practices general civil litigation, but much of his practice has focused on business and bankruptcy litigation. He has sub-stantial experi-ence in injunction hearings, particularly in the federal courts.

CHARLES P. BAUER. Charlie has been practicing law in New Hampshire since 1980 and joined Ransmeier & Spellman in 1991. He has represented various municipalities as general counsel. In addition to Charlie's practice representing municipalities, Charlie has extensive experience in general civil litigation, both plaintiff and defendant.

TIMOTHY E. BRITAIN. Tim has been practicing law in New Hampshire since 1984. He has represented various lenders and businesses with respect to all aspects of commercial real estate transactions, including loan transactions and workout/foreclosure proceedings. Much of Tim's current practice is devoted to real estate, banking and municipal law.

PAUL H. MACDONALD. Paul has been practicing law in New Hampshire since 1991. Paul has wide-ranging experience in land use, real estate and municipal law matters, and has done substantial work in loan related matters.
